Quick Reference Guide
Awnings with projections of 54” or less
Awning supported by an exterior wall and does not project more than 54” from the wall and that does not require additional support. Zoning Permit required.

Awnings with projections greater than 54" and Patio Covers
Fabric awnings projecting over 54” from the structure and framed patio covers are considered accessory structures and shall meet the requirements of the Residential Building Code. Fabric Awnings attached to structures shall be designed and constructed in accordance with the Residential Code of Ohio (RCO), Sec 301.1.3 and shall submit manufacturer’s specifications. Solid roofed Patio Covers attached to structures shall be designed and constructed in accordance with the RCO; prefabricated solid roofed covers shall submit manufacturer’s specifications. Building Permit required, includes Zoning Review.

Pergolas
An open roofed structure without a covering. Structure to be securely anchored against movement and braced laterally at column connections. Zoning Permit required.

Zoning permit applications for pergolas must include at least the following information:
- A site plan showing the location of the structure, including setback dimensions between the proposed structure and all lot lines and other structures;
- A photo of how the pergola will appear, including details about the colors and finish materials; and
- Details about how the structure will be anchored to the ground.
Gazebos
A freestanding solid-roofed structure, usually open on the sides. If over 200 SF, footings are required. Provide manufacturer’s specifications or an engineered design for pre-fab structures. Wood framed structures built on site must meet the provisions of the RCO. Zoning Permit only if under 200 square feet in size. Building Permit required if over 200 square feet in size.

Zoning permit applications for gazebos must include at least the following information:
- A site plan showing the location of the structure, including setback dimensions between the proposed structure and all lot lines and other structures;
- A photo of how the gazebo will appear, including details about the colors and finish materials; and
- Details about how the structure will be anchored to the ground.
