    In addition to the day-to-day responsibilities of the Planning and Development Department, the staff is involved in many on-going planning projects that are helping to improve the overall quality of life for our residents.

Kettering Medical Center - 3535 Southern Blvd.
Officials from the Kettering Medical Center have submitted a new Development Concept Plan document as a way of updating the hospital’s Master Plan, originally approved by City Council in 1994. The scope of their new Master Plan is to project possible additions to the hospital campus over the next 10 to 15 years. Their plans include such changes as new hospital wings to expand the number of private rooms, additional physician’s office space, more surface parking, and new and/or modified parking structures. New Development - Town and Country Shopping Center  

Dayton Town & Country, Ltd, owner of Town & Country Shopping Center at the southwest corner of Stroop Road and Shroyer Road, is proposing to update and improve the center.  The 18-acre site contains a multi-building shopping center with related parking and circulation.  Over the years, Town & Country has undergone many modifications to stay up with current trends in retailing.  The modification is to, again, update the center to current standards.

The update consists of improvements to the facades of the main center, improved parking lot layout, the creation of two outlots and improved landscaping.  The facade improvements include the removal of the front enclosed "mall" walkway area and the construction of a new architectural facade, which looks like an historic street.  The proposed parking lot is to be reworked to make all parking aisles two-way with widened spaces.  They also propose to install spaces along the front of the center and improve circulation in general.  Two outlots are proposed to be located along Stroop Road.  One outlot would align with the center of Town & Country.  The second outlot would be located at the southwest corner of Stroop and Shroyer Roads.

The construction of the new facade will start in the Spring of 2007 and finish by Thanksgiving, 2007.  The parking lot and outlots will be constructed during the 2008 construction season.  The rear shops will be modified and improved in 2009.  If you would like more information about this project, please call Andy Aidt at 296-2436.

New Development - Wilmington Pike and Jaybee Court
Plans are gradually coming together for a new commercial and residential development on the former H & H Industries and Paydays Used Car Lot at 2801 Wilmington Pike. The property will be rezoned to an Economic Development Overlay district, and public hearings will be scheduled to take testimony from people interested in the development. The current proposal includes two commercial buildings facing Wilmington Pike, and residential development facing Haig Avenue (to the west). Van Buren Shopping Center – Smithville Rd. & Forrer Blvd.
The City of Kettering is in the process of approving a plan to redevelop the former Van Buren Shopping Center site. The plan calls for the demolition of the majority of the former strip retail building, the renovation of the Post Office and Bank buildings, the construction of 35 new single-family homes, and the total redesign of the retail building facing Smithville Road. This plan has been submitted to the City of Kettering Planning Commission for review before it is sent to the City Council for final approval.

Madison’s Grant – Swigart Road
The City of Kettering Planning Commission has recently approved Section 1 of a new 150 lot single-family residential subdivision located on Swigart Road in Kettering. Section 1 calls for the construction of new public roads and approximately 50 new homes on 21 acres of land. The price range for the new housing will be between $190,000 and $400,000. Section 1 will begin construction in the winter of 2006, Section 2 in 2007.

Johnstowne Woods - Sagamon Ave and Lavern Ave

Construction is underway on a new planned residential development at the intersection of Sagamon and Lavern Avenues on the north side of Devon. The development will consist of about 56 units within a combination of 2-unit, 4-unit, and 6-unit buildings on about 6.2 acres of land formerly occupied by warehouses owned by Wagner Wood. For more details about this project please contact Ron Hundt, City Planner at (937) 296-3316.


Charlotte Gardens - Far Hills Ave at Marchester Dr

A concept plan has been submitted for development of Economic Development Overlay District #21 on the the site of the former Groby's Garden Center on the corner of Far Hills Ave at Marchester Dr. The 7.86 acre property is currently zoned as residential but will combine residential with commercial, retail, business, service and professional use. More information will be available when the Planning Commission gives final approval. Please forward any questions or concerns to Ron Hundt, City Planner at (937) 296-3316.


Speedway Service Center - 2900 Shroyer Rd

Approval was recently granted by the Board of Zoning Appeals for the construction of a new larger Speedway at 2900 Shroyer Rd, at the intersection of Shroyer and E Dorothy Ln. The reconstruction will encompass the old Speedway as well as the current location of Complete Plumbing. The new store will be approximately 3,400 square feet. For more information on this project please contact Ron Hundt, City Planner at (937) 296-3316.


Tech Center IV - 3123 Research Blvd

A new 52,000 square foot research building is currently under construction in Research Park.  The Miami Valley Foundation Board gave approval for the construction of the building last year at their annual meeting.  The strong continued growth of the 40 plus technology companies in the park made it necessary for additional space.  The two-story research center will also feature two 6,000 square foot conference rooms and wireless Internet access.  Questions can be addressed to Ron Hundt, City Planner, at (937) 296-3316.


County Line Road south of Vale Drive

A new development has been proposed for a cluster of townhouses located on the west side of County Line Rd just south of Vale Dr.  The area was previously zoned as single family residential, but a Planning Commission approval allowed for the area to be developed as a Planned Urban Development.  The 4.258 acre area will consist of 39 units within a combination of one and a half and two-story townhouses.  Construction is set to begin as early as April 2007.  For more information please contact Tom Robillard, Planning and Development Director at (937) 296-3319.
