Down Payment Assistance
Applications for the 2010 Down Payment Assistance Program are now available. There is a link to the application at the bottom of this page.
Down Payment Assistance is available to first time home buyers. Applicants for the 2010 Kettering Down Payment Assistance Program must have a certificate of completion of an 8-hour HUD approved Home Buyer Course. The HomeOwnership Center of Dayton is a partner with the City of Kettering for this program. Applicants must have eligible incomes below 80% of the area median income and be willing to live in the home as their primary residence for 5 years. See income limits below.
City staff works with the homeowner to identify repairs that need addressed, assist the homeowner in choosing a contractor and monitor the quality of construction with the homeowner. To participate in the low-interest and deferred loans, qualifying residents must own and occupy a single-family residential property. The gross household income must be below the amounts listed below:

Neighborhood Stabilization Program DPA
Buyers of foreclosed or vacant houses, in significant disrepair, can apply for up to $14,999.00 in Down Payment Assistance, if they purchase a home in either the Wiles Creek Neighborhood or the Research Neighborhood.
Applicants must have eligible household incomes below 120% of the area median income and be willing to rehabilitate the home to “standard condition”, as well as use the home as their primary residence for 10 years. The rehabilitation improvements can be financed with a City loan with a reduced interest rate. See gross household income limits for this program below (Census Tracts 210 and 213 ONLY):
